Geotechnical Soil Test Results

On the Build Info page of this site we have provided numerous samples of Geotechnical Soil Tests for building on most blocks which show an excellent quality of soil suitable for home construction, for all blocks tested.

This saves you money as you already have standard and simple foundations for your build which are more than adequate and safe meaning you avoid the need to add additional thicker and pier-like foundations. Without this extra expense you will easily save anywhere from $25,000 to $70,000 in additional foundation building costs. At Park Rise Estate all blocks are high-quality enabling a simple and standard foundation to be built!

We are also happy to recertify to your own chosen builder, so they can use any of our published Geotechnical Tests for your lot – these samples show the soil is excellent for building upon.

Slope of Lots

The disclosure documents also found on the Build Info page show the slope, and direction of the slope, of each lot. All blocks of land for sale in Woodford are very flat.

While all lots are very flat, Park Rise Estate also has an elevated outlook. This very desirable combination has been achieved using engineer designed, pre-constructed boundary retaining. This prevents your builder having to retain any of your block for building and saves you at least $15,000 in retaining for your new home build.

Bushfire Attack Level

Our disclosure documents also show the Bushfire Attack Level is very low across the vast majority of our blocks.

This yet again saves you on extra build costs and simplifies your build for both you and your builder. You don’t have to heavily ‘bushfire harden’ your build where the BAL is a low value. This easily saves you up to $70,000 in your build.

Park Rise Estate is well buffered from bushfire by estate circuit roads and by 2 major road egress points, one to the south and one to the west, opposite the prevailing easterly wind.

Most other new housing estates that have their land below the main community trunk / region sewer pump have to have specialised pumps and sewerage infrastructure installed on each block at the expense of the owner and builder. This is not the case with any of our Park Rise Estate blocks.
