These disclosure plans show for each lot:
– Location on the estate
– Dimensions
– Slope of the lot
– BAL rating of the lot
The good news is that these lots have excellent proportions, with wide frontages to allow a wide variety and larger number of house designs. Stage 1 offer slightly wider lots than later stages.
The Stage 1 lots also have very low slopes – to remove the need for site earthmoving and expensive engineered retaining and reduce your site preparation cost, yet still allow good draining qualities. Also, these lots are all elevated, yet flat, above the local terrain providing good security against flooding.
In addition, the estate design with good bushfire buffers has ensured that BAL ratings are low, so that you do not have additional significant cost in your building standards (lowest BAL rating for most lots). The building envelopes are large to enable excellent living spaces for single storey homes again lowering cost nad increasing convenience.
Park Rise Woodford residential Estate also has no requirement for any sewerage infrastructure to be installed on your lot. Some estates in the area require this, which can and has added $15,000 to $25,000 per lot to such sites establishment or building costs. Park Rise Woodford sewerage is a gravity sewer on your lot – meaning no *sewerage establishment and no ongoing maintenance issues.

Lot Soil Tests
We have added here geotechnical soil test reports that Elite Soil Testing have done for the lots that we have had them done for Stage 1. We are in the process of doing the rest and will add these when we have them. The results came back very good.
Fill and compacted lots have been rated ‘P” which is excellent and as per the Australian Standard.
The Cut lots have come back rated M and one rated H1 which are the highest ratings and are excellent.
This means that these lots will require the minimal foundation expense – saving you money on your build.
